To support responsible short-term rentals within the Village, all STR properties are required to obtain a valid Short-Term Rental Permit under Resolution No. 2024-76, adopted December 16, 2024. This page serves as a resource for property owners, outlining permit requirements, tax collection responsibilities, and the steps to apply.
Short-Term Rental Permit Process
Permit Fee Structure
Short-Term Rental Permit fees are based on the number of bathrooms in the property:
- $75.00 for each full bathroom (defined as a toilet, sink, and shower or bathtub)
- $40.00 for each half-bath (defined as a toilet and sink)
Example:
A 2½-bath home would be calculated as follows:
$75 + $75 + $40 = $190.00 annually
Licensing & Tax Requirements
Licensing & Registration Requirements
If you use your condominium or home in Angel Fire for short-term rentals (stays of fewer than 30 nights), you must obtain:
- A New Mexico Gross Receipts Tax (GRT) number
- A Village of Angel Fire Business License
- A Village of Angel Fire Short-Term Rental Permit
If your property is managed by a licensed Property Management Company, you are not required to obtain a Village of Angel Fire Business License, provided the management company holds a valid Village business license.
Tax Collection Requirements
All short-term rental operators are required to collect the following taxes and fees on the gross rental amount:
- New Mexico Gross Receipts Tax: 7.5208%
- Angel Fire Lodger’s Tax: 5.0%
- Angel Fire Sports & Recreation Fee: 2.4%
These amounts must be remitted to the appropriate taxing authorities:
- 7.7708% to the State of New Mexico
- 7.4% to the Village of Angel Fire

How to Apply
To apply for a Village of Angel Fire Short-Term Rental Permit, please complete the following steps:
- Apply for a Short-Term Rental Permit
- Apply for a Business License (if required)
- Complete and submit the Fire Inspection Self-Inspection Form

Village of Angel Fire Short-Term Rental Regulations
Fire Inspection
All short-term rental properties must submit a Fire Inspection Self-Inspection Form for each unit. This form is completed by the property owner or manager and reviewed by the Angel Fire Fire Department prior to permit issuance.
Occupancy Capacity
Maximum guest capacity is determined by the number of bathrooms in the property:
- 5 guests per full bathroom
- 2 guests per half-bath
Example:
A 2½-bath home would have a maximum occupancy of:
5 + 5 + 2 = 12 guests
Parking
Village streets must remain clear for snow removal and emergency services. Street parking is not permitted. Property owners must provide adequate on-site parking for guests or clear directions to approved off-site parking locations.

Guests are responsible for properly disposing of trash and cardboard at the Angel Fire Recycling Center:

Noise
Please ensure guests are respectful of neighbors and the community. Excessive noise should be avoided, especially after 9:00 PM, to preserve the quiet and peaceful enjoyment of surrounding properties.
